The problems that matter on poured walls are horizontal cracking from lateral pressure, diagonal cracking associated with differential settlement, and spalling or rust staining where embedded steel is corroding because water has been getting in.

Repairs range from injection through carbon fibre or steel restraint to underpinning, depending entirely on which mechanism the diagnosis identifies.

Concrete block walls

Block walls are assemblies of units and mortar, so they fail at the joints. The classic patterns are the stair-stepped crack following the mortar bed and head joints, and the long horizontal crack at a bed joint partway up the wall.

Unreinforced block has very limited bending capacity, which is why lateral soil pressure shows up on block walls earlier than on poured walls. Block is also more permeable, so water travels through the cores and emerges as efflorescence and damp patches well away from the entry point.

Typical repairs include repointing deteriorated joints, filling cores with grout and reinforcement where specified, carbon fibre or steel restraint for movement, and replacing individual deteriorated units. Extensive deterioration low on the wall, where moisture concentrates, sometimes justifies rebuilding the lower courses.

Stone and rubble walls

What does efflorescence mean?

It is mineral salt left behind when water that travelled through the masonry evaporates on the interior face. It is not itself damaging, but it is direct evidence that water is moving through the wall, which is worth tracing to its source.

Do crumbling mortar joints mean the wall is failing?

Not necessarily. Surface deterioration of mortar is common and repointing is routine maintenance. It becomes structural when joints are deeply eroded through the wall thickness, when units are moving relative to each other, or when the wall is measurably out of plumb.
