Encapsulation versus a plain vapour barrier

A vapour barrier is a sheet of plastic laid loosely on the soil. It reduces vapour transmission from the ground and costs very little. It is a real improvement over bare soil and is often the right answer for a modest budget.

Encapsulation is a system. The liner is heavier and reinforced, it is sealed at every seam and to the walls and piers, vents are closed, the perimeter is insulated, and humidity is actively managed. That combination is what changes the crawl space from a moisture source into part of the conditioned envelope.

The distinction matters when comparing quotes, because both are sometimes described as encapsulation. Ask specifically about liner thickness, whether seams and wall terminations are sealed, whether vents are closed, whether the perimeter is insulated, and whether a dehumidifier is included.

What must be fixed first

Sealing a crawl space that still admits liquid water traps that water under a liner where you cannot see it. Drainage comes first, always.

Structural repairs come next, because access is far easier before the liner is installed and because cutting into a finished encapsulation to sister a joist is wasteful.

Any plumbing leak, failed ductwork, or combustion appliance venting in the space must be resolved before sealing, since a sealed space changes the air pressure and ventilation conditions those systems operate in. Combustion safety in particular is not a detail to leave to chance.

Existing mould growth should be addressed rather than covered. Removing the moisture source is what prevents recurrence, but sealing over active growth is not remediation.

Why sealed crawl spaces suit this climate

Where a crawl space is genuinely damp — condensation, musty odour, decaying framing, rusting ductwork — encapsulation addresses the cause rather than the symptoms, and it protects the structure above. Where the space is already dry and well drained, a simpler vapour barrier may be sufficient.

Do I need a dehumidifier in an encapsulated crawl space?

In this climate, generally yes. Sealing removes the major moisture sources but the space still needs a way to control residual humidity, and a dedicated dehumidifier with a condensate drain is the usual method. Some designs supply conditioned air from the HVAC system instead, which has its own code considerations.

Can encapsulation cause problems?

It can if done out of order. Sealing over liquid water, over active mould growth, or without addressing combustion appliance venting creates hidden problems. That is why drainage, structural repair and appliance review come before the liner.

How long does encapsulation take?
