That survey answers the question that matters: is the house uniformly low, or is one region measurably lower than the rest, and by how much? A quarter inch of variation across a room is unremarkable. When settlement repair may not be necessary

Uniform settlement — the whole house down a small, even amount — is normal and does not require underpinning. It is differential movement that damages structures.

Historic settlement that has stopped is also a candidate for leaving alone. If the elevation survey shows a low corner but crack monitoring over a season shows no change, the reasonable step may be cosmetic repair and continued monitoring rather than piers.

Cosmetic drywall cracking with no elevation variation and no exterior evidence usually reflects seasonal humidity movement in framing, not the foundation.

How long does foundation settlement repair take?

Will piers stop the foundation from settling further?
