Concrete Leveling in Sioux Falls, SD

Concrete slabs on grade are only as level as the soil beneath them. When that soil settles, washes out or was never compacted properly, the slab follows it down — and you get trip hazards, ponding water, and flatwork that now slopes toward the house instead of away from it. Lifting the slab back is usually cheaper and faster than replacing it.

Signs a slab needs leveling

  • A trip lip where two slab sections have separated vertically.
  • Water ponding on a walk, patio or driveway after rain instead of draining off.
  • A patio or apron now sloping back toward the house, directing water at the foundation.

Why slabs settle

  • Poorly compacted fill placed beneath the slab during construction.
  • Water washing soil out from under the slab, often from a downspout discharging onto or beside it.
  • Erosion along the edge of a driveway or walk where surface water concentrates.
  • Freeze-thaw cycling heaving and dropping a slab over successive winters.
  • Consolidation of soft or organic soils under sustained load.
  • Utility trenches backfilled without adequate compaction, leaving a soft line under the slab.
  • Tree roots drying and shrinking the soil under one side of a slab.
  • Heavy vehicle loads on a driveway that was designed for lighter use.

Polyurethane foam injection

Small holes, typically around the diameter of a coin, are drilled through the slab. A two-part polyurethane is injected beneath, where it expands, fills the void, densifies loose soil and lifts the slab in a controlled way as the technician watches the elevation.

The foam is very light, so it adds almost no load to soil that has already proven it cannot carry what is on it. It cures within minutes, so the slab can usually be used again the same day. The holes are small and patched flush.

The trade-off is cost per unit of lift, which is generally higher than mudjacking. For driveways, garage floors and anywhere that needs to return to service quickly, it is usually worth it.

Mudjacking

Mudjacking, or slabjacking, pumps a cement-and-soil slurry through larger holes drilled in the slab. The slurry fills the void and hydraulic pressure raises the slab.

It generally costs less per square foot in material terms, and it has a long track record. The downsides are the larger and more visible patches, the substantial weight of the injected material, and a longer cure before full loading.

That added weight matters. Where the settlement was caused by weak soil, placing a heavy slurry on that same soil can contribute to a repeat settlement. Where the void came from a washout over sound soil, that concern is much smaller.

When to replace instead of lift

Leveling repositions a slab. It cannot repair one. Replacement is the better decision when the concrete is extensively cracked, crumbling, spalled or broken into multiple pieces, because lifting fragments simply produces a fragmented slab at a new elevation.

It is also the better decision when the slab is at the end of its life, when the surface has deteriorated from de-icing salts, or when the drainage design was wrong from the start and needs to be re-laid rather than repositioned.

A slab that is structurally sound but sitting at the wrong elevation is the ideal leveling candidate. That distinction is the one to make before comparing prices.

Fix the water, or do it again

Most residential slab settlement in this area is water-driven: a downspout discharging beside a walk, surface flow concentrating along a driveway edge, or a failed drain washing fines out from beneath a patio.

Lifting the slab without addressing that water restores the elevation and leaves the mechanism running. Ask the contractor what they observed about drainage around the slab and what they recommend, and treat the answer as part of the job rather than as an aside.

How a leveling job runs

How long does concrete leveling last?

It lasts as long as the soil beneath stays stable, which is why identifying and fixing the water source matters more than the injection material. Where the cause is corrected, the repair is long-lived; where an active washout continues, any method will settle again.

Is concrete leveling cheaper than replacement?

For a sound slab that is simply out of position, it is typically a fraction of the cost of removing and repouring, and it is far faster. For a slab that is broken up or surface-deteriorated, replacement is the better value because leveling cannot repair the concrete.

Can any concrete be lifted?

Structurally sound slabs can be. Slabs that are extensively cracked, crumbling or broken into multiple pieces cannot be lifted as a unit and are replacement candidates.

How soon can I drive on a lifted driveway?

Polyurethane cures within minutes, so same-day use is normal. Cement slurry requires a longer cure before full loading, and the contractor should give you a specific time before leaving.

Will the injection holes be visible?

Foam injection holes are small and patch reasonably discreetly, though on decorative or stamped concrete they will be noticeable. Mudjacking holes are larger and more obvious. Ask to see photographs of finished work on similar concrete before deciding.
