Free inspection or paid engineer?

An independent structural engineer charges a fee and sells nothing. You get an evaluation, usually a written report, and often a specified repair you can then put out to bid. For anything involving underpinning, wall stabilisation, or a purchase decision on a house, that fee is generally money well spent.

A general home inspection is not a foundation inspection. General inspectors are trained to identify concerns and refer them onward; they typically do not run an elevation survey or assess structural capacity.
If a general inspection flags foundation concerns during a purchase, the productive next step is a specific evaluation by a structural engineer before the inspection contingency expires. That gives you a defined problem and a defined cost rather than an open-ended unknown.
If you are selling, having your own documented evaluation and, where work was done, the permits, engineering and warranty paperwork in one folder removes most of the negotiating leverage that an unexplained crack would otherwise hand a buyer.
Reading the report you receive
A useful report distinguishes between what was observed and what was concluded. Observations are measurements and facts. Conclusions are interpretation, and they should be stated with an honest level of confidence.
Look for whether the report identifies a cause, whether it says the movement appears active or historic, and whether it recommends monitoring as an option.
