Foundation Crack Repair Cost: What You're Paying For
Crack repair is the cheapest thing a foundation contractor sells and the easiest thing to oversell. The price depends far less on the crack than on whether the crack is a water problem, a cosmetic one, or the visible end of a structural one.
Method drives the price
- Polyurethane injection — flexible, water-chasing, suited to non-structural leaking cracks in poured walls. Usually the least expensive option.
- Epoxy injection — rigid and load-restoring, used where the wall must be re-bonded structurally. Requires a dry, prepared crack and more labour.
- Carbon fibre or steel reinforcement — used when the crack accompanies deflection. Priced per strap or per beam and is a different job from sealing.
- Exterior excavation and membrane — used when the water source is outside and injection would only move the problem. Priced by depth and length.
Access and preparation
A crack behind finished basement wall is not the same job as a crack on bare block. Removing and reinstating finishes is frequently a larger line item than the injection itself, and it is often excluded from the headline number. Ask explicitly.
When the crack is not the job
Horizontal cracks in block walls, stair-step cracks that widen at one end, and cracks that have measurably moved between visits are symptoms. Injecting them makes the wall look repaired without changing the loads that opened it. The honest quote in that case is larger, because it addresses the cause.

What drives the price
- Crack type — vertical shrinkage, diagonal, horizontal, stair-step.
- Wall material: poured concrete, concrete block, stone.
- Injection method and the number of ports required.
- Length of the crack and whether it runs below the slab.
- Whether the wall is finished and needs demolition and reinstatement.
- Whether water management outside the wall must also be corrected.
- Whether any structural reinforcement is included.

Fine vertical cracks in poured walls appear as concrete cures and shrinks. If they are dry, narrow and stable, sealing is a water precaution rather than a structural repair, and doing nothing while you monitor is a legitimate choice.
Mark the ends with a dated pencil line and photograph them each season. Documented stability is worth more than any contractor's reassurance.

Is crack injection a permanent fix?
For a stable, non-structural crack, a correctly installed injection generally is. If the wall continues to move, any rigid repair can re-crack — which is exactly why establishing whether the crack is active comes first.
Can I inject a crack myself?
Kits exist and can work on simple, dry, non-structural cracks in poured walls. They do not tell you whether the crack is structural, which is the part that matters. Have it assessed before you seal the evidence.
Why is one quote three times another for the same crack?
Almost always because they diagnosed different problems. One priced a seal; the other priced stabilisation. Resolve the diagnosis before comparing the prices.
