Drain Tile Installation in Sioux Falls, SD

Drain tile is the perforated pipe that runs around a foundation at footing level and gives groundwater somewhere to go other than into your basement. It is the least visible part of a house and one of the most consequential. When it works, nothing happens. When it fails, everything downstream of it becomes a problem.

How drain tile works

Water in soil moves toward the path of least resistance. A trench of washed, open-graded stone at footing level is a far easier path than compacted soil, so water flows into it. The perforated pipe within that stone then carries the water horizontally to a discharge point.

Three things make the difference between a system that lasts decades and one that silts up in a few years: the stone must be washed and free of fines, filter fabric must separate the stone from surrounding soil so silt cannot migrate in, and the pipe must have continuous fall to its outlet.

Skip any of the three and the system fills with sediment. That is the most common reason older drain tile stops working — not that the pipe broke, but that it slowly filled.

Exterior drain tile

  • Installed against the outside of the footing during construction, or retrofitted by excavating the perimeter.
  • Intercepts water before it presses against the wall, so it reduces hydrostatic load rather than just managing the consequences.
  • Usually paired with a waterproof membrane and a drainage board on the wall face.
  • Can discharge by gravity to daylight where the site falls away, which removes any dependence on a pump.
  • Retrofitting is the most disruptive option: full perimeter excavation, and removal of whatever sits in the way.

Interior drain tile

  • Installed inside the basement by cutting the slab perimeter, trenching alongside the footing, laying pipe in washed stone and patching the slab.
  • Collects water at the cove joint and beneath the slab, which is where most basements actually leak.
  • Does not disturb landscaping, decks or exterior obstructions.
  • Almost always requires a sump basin and pump, since the pipe sits below the point of discharge.
  • Often includes a wall drainage channel or membrane so water entering higher on the wall is directed down into the system.

Diagnosing failed drain tile

The symptoms of failed tile are the symptoms of a wet basement: cove joint seepage, water appearing after heavy rain, a sump that never runs despite obvious groundwater, or a sump that runs constantly and still cannot keep up.

Where a cleanout or the sump basin gives access, a drain camera can confirm whether the pipe is intact, silted, crushed or root-invaded. That inspection is worth doing before committing to a replacement system, because a partially silted line can sometimes be jetted clean.

A discharge line that has been buried, crushed by vehicle traffic, or that terminates too close to the house is another common and much cheaper failure to find.

Many older Sioux Falls homes were built with clay tile perimeter drains or with no perimeter drain at all. Clay systems that are still in place are frequently silted, root-invaded or collapsed after decades, which is why so many local wet-basement problems trace back to drainage that has simply stopped functioning.

How long does drain tile last?

Modern perforated pipe in washed stone with filter fabric is designed for decades of service, and its life is usually limited by silt intrusion rather than by the pipe itself. Systems installed without fabric, or bedded in unwashed material, fail much sooner.

Can drain tile be cleaned instead of replaced?

Sometimes. Where cleanouts exist and the pipe is intact but partially silted, hydro-jetting can restore flow. If the line is crushed, collapsed or root-destroyed, cleaning is not an option. A camera inspection answers the question before you spend on a full system.

Do I need drain tile around the whole perimeter?

Not always. Partial systems on the affected walls are legitimate where the water source is clearly localised. The trade-off is that untreated walls stay untreated, and if groundwater conditions change the problem can simply reappear elsewhere. Ask the contractor to explain the choice.

Where should drain tile discharge?

Far enough from the house that the water does not simply return to the foundation, to a point where it can flow away or infiltrate without creating a problem for you or a neighbour. Local rules govern discharge to storm systems and to the street, so confirm the requirement rather than assuming.

Will installing interior drain tile crack my slab?

The slab is deliberately cut along the perimeter and then patched, so a visible patch line is expected. A tidy installation leaves a flush, level patch. Ask to see the finish standard on a previous job.
