Basement Waterproofing in Sioux Falls, SD
Basements do not leak because the concrete is porous. Start with the cheapest fix that could work
A surprising share of wet basements are resolved by work that costs a fraction of a waterproofing contract: extending every downspout six to ten feet from the wall, clearing and correcting gutters, rebuilding the grade so it falls away from the house for the first several feet, and making sure window wells drain.
This is not a substitute for real drainage where real drainage is needed, but it is the first thing to try, and it is the first thing a trustworthy contractor will raise. Any proposal that jumps straight to a full interior system without asking where your downspouts discharge is skipping the diagnosis.
Interior drainage systems
An interior system accepts that water will reach the footing and gives it a controlled route out. The perimeter of the basement slab is cut, a drain pipe is laid in washed stone alongside the footing, the slab is patched, and the pipe runs to a sump basin where a pump lifts the water to a discharge point outside.
Its strengths are that it works from inside regardless of exterior obstructions, it does not disturb landscaping, and it directly relieves hydrostatic pressure at the point where most basements leak. Its limitations are that water still reaches the wall — so a leaking crack above footing level needs separate attention — and that the system depends on a pump, which means it depends on power.
Exterior waterproofing
Exterior work excavates down to the footing, cleans the wall, applies a waterproof membrane or coating, adds a drainage board or dimple mat to give water a path down the wall face, installs new perimeter drain in washed stone with filter fabric, and backfills with material that drains.
It is the more complete solution because it keeps water out of the wall entirely rather than collecting it after entry. It is also the more expensive and disruptive, because it means excavating the perimeter and removing whatever is in the way — plantings, walks, decks, air conditioning units.
It becomes the right choice when the wall itself is deteriorating from water contact, when interior access is impossible, or when the exterior is being opened anyway for structural work.
What interior coatings and sealers actually do
Cementitious and elastomeric interior coatings reduce vapour transmission and can stop minor dampness on a sound wall. They are a legitimate finishing product.
They are not a solution to water under pressure. Hydrostatic pressure will find the weakest point, and a coating on the negative side of the wall is being pushed off rather than pressed on. A basement sold a paint-on waterproofing product for a cove joint leak will be wet again.
Judge any proposal by whether it addresses where water is going, not by what is applied to the surface it arrives at.

Interior drainage is less disruptive and directly relieves pressure at the cove joint, which is where most basements leak. The right answer depends on where water enters, what the wall condition is, and what the exterior access allows.
Will waterproofing fix my foundation cracks?
It will address the water moving through them and remove a major cause of further deterioration. It does not stabilise a wall that has moved, and it does not support a footing that has settled. Structural problems need structural repairs alongside the water work.
How long does basement waterproofing take?
A typical interior perimeter system is several days on site depending on linear footage and how much finished space has to be removed and rebuilt. Exterior excavation projects generally run longer and are weather dependent.
Do I need a sump pump if I install drain tile?
An interior system almost always needs one, because the drain sits below the slab and the water has to be lifted out. An exterior system can sometimes drain by gravity to daylight where the site falls away, which is preferable because it does not rely on power.
Can I waterproof a basement myself?
