Clay Soil and Foundations: How Moisture Moves a House

Why clay moves

Clay particles are shaped so that water can enter between them. Wet clay swells; dry clay shrinks and cracks. In soils with a high proportion of expansive clay, that volume change is enough to lift or drop a footing measurably over a season.

Where that is happening, homeowners commonly report cracks that open in a dry spell and close again after a wet one. It is also why a repair specified during one extreme can look wrong during the other.

The two failure modes

Heave is frequently misdiagnosed as settlement of the adjacent area, which leads to piering a part of the house that never dropped. Establishing which one you have is the whole ballgame.

  • Settlement — soil dries and shrinks, the footing loses support and drops. Classic causes: drought, and large trees drawing moisture from beneath the foundation.
  • Heave — soil takes on water and swells, lifting a footing or slab. Classic causes: a plumbing leak, a downspout discharging at the wall, or irrigation running against the foundation.

What actually helps

  • Consistent moisture. Sharp swings between saturated and bone-dry cause the movement; steadiness reduces it.
  • Drainage that moves roof and surface water well clear of the foundation, every month of the year.
  • Managing large trees close to the house rather than removing them impulsively — sudden removal can allow soil to rehydrate and heave.
  • Repairing plumbing leaks promptly, including under-slab supply and drain lines.
  • Avoiding irrigation directly against the foundation.

How to find out what is actually under your house

Nobody can tell you your soil type by looking at your basement wall. Published soil survey mapping gives a general picture of an area, and a geotechnical investigation — borings and laboratory testing — gives a specific answer for your lot. Anything between those two is inference.

That matters commercially, because "you have expansive clay" is one of the easiest unverifiable claims to make during a sales visit. If a proposal rests on a statement about the ground, ask what evidence supports it and whether the report can be shared.

When piering is the right answer

Piers work by transferring building load below the active zone to soil that does not change with the seasons. That is precisely the right tool when a structure has genuinely settled onto shrinking clay.

It is the wrong tool for heave, and it does nothing about the water that caused the problem. A repair plan that includes piers but says nothing about drainage has solved half the problem at full price.
