Why venting is not always the answer
Vented crawl spaces were designed on the assumption that outside air dries the space. In humid summer conditions, warm outside air entering a cool crawl space raises relative humidity and condenses on cold surfaces — the venting makes the moisture worse, not better.
That is the reasoning behind sealing and conditioning a crawl space instead. It is not right for every house, and it must follow water exclusion rather than replace it.
The order of operations
- 1Stop water entering: grading, downspouts, and any drainage into the crawl space.
- 2Cover the ground with a properly lapped and sealed vapour barrier.
- 3Address any standing water with drainage and a sump if it recurs.
- 4Repair any structural damage to joists, beams or piers.
- 5Only then consider sealing, insulating and conditioning the space.
